Questions & Answers

Straight answers about assumable loans and how PropertyPoint works.

What is an assumable mortgage?

An assumable mortgage lets a buyer take over the seller's existing home loan, keeping its original interest rate and terms instead of getting a new loan at today's rates. Not every loan is assumable — FHA, VA, and USDA loans generally are, while most conventional loans are not. The buyer must still qualify with the lender and pass credit and income checks.

Can I assume a VA loan if I'm not a veteran?

Yes. Non-veterans can assume a VA loan, but the seller's VA entitlement stays tied to the loan until it's paid off unless the buyer is an eligible veteran who substitutes their own entitlement. This is an important detail to confirm with the loan servicer before moving forward.

What does it cost to assume a loan?

Assumption fees and closing costs vary by lender, typically ranging from a few hundred to a few thousand dollars. Buyers also usually need to cover the difference between the home's price and the remaining loan balance (the equity gap) in cash at closing.

Is PropertyPoint a real estate brokerage or lender?

No. PropertyPoint is a listing and search service only. We do not verify mortgage terms, assumability, property condition, or your eligibility to assume a loan. Always confirm loan details directly with the loan servicer before making any decisions.

PropertyPoint is a listing and search service only — not a real estate brokerage, lender, consultant, or legal adviser. We do not verify mortgage terms, assumability, or property condition. Browsing is free — a monthly subscription is only for agents, owners, and brokerages.
